Whereas the said Grace Shirton was at the time of her death seized of an estate of inheritance in fee simple in the lands hereinafter described; and died on or about April 28, 1908, Intestate and leaving her surviving the above named Grantor as her lawful husband, the said Ebenezer Laidlaw as her only lawful brother and the said parties of the Third part other than the said Ebenezer Laidlaw, as her only lawful nephews and nieces, and being all the next of kin and heirs and heiresses at law of the said Grace Shirton, deceased
And whereas the Administration of the Estate of the said grace Shirton deceased was granted to the said Grantor by the Surrogate Court of Lincoln County, on or about November 28, 1913
And whereas the lands hereinafter mentioned after having been duly advertised were offered for sale by Public Auction on January 20, 1914 when the above named Grantee was the highest bidder for and became the purchaser of said lands at the Price or sum of $2030.00
For - $ 2030.00 - 40 acres - composed of all that part of Lot # 15 in the Second Concession of said Caistor Township lying on the south side of the Welland River.
To have and to hold the same unto the said Grantee his heirs and assigns forever.
And the said parties of the Fourth Part wives of some of the said parties of the Second Parts aforesaid hereby bar their dower in the said lands.
